Allied Orion Group has been chosen to manage Mountain View Heights, a 365-unit affordable housing community in Hot Springs, Ark. The city’s housing authority, which partially owns the property, has also contracted the firm to assist developer BGC Advantage with consistent renovations and other work to convert the buildings into Section 8 housing under the HUD Rental Assistance Demonstration (RAD) program.

Located at 100 Highrise Circle and 800 Spring St., the community consists of one 11-story residential tower and a number of garden-style buildings spread across 31 acres on the east side of Hot Springs. The high-rise structure contains a mix of 120 efficiency and one-bedroom units, with the smaller buildings featuring 245 one-, two- and three-bedroom apartments.

Total overhaul

Allied Orion and BGC will begin a complete rehabilitation of the community’s buildings, the first major renovation since the property was constructed in 1964. The developer will install central heating and air conditioning in each unit, while other dated elements of the apartments—including flooring, cabinetry, plumbing and exterior surfaces—will be replaced.

In the high-rise, the work also includes an enlarged laundry facility, a new roof, updated elevators and fire sprinklers. The project will take an estimated 12 to 18 months to be finalized. Residents will be relocated to other units during construction, anticipated to last between eight and 12 weeks.

“This is the first RAD project for Allied Orion Group with a housing authority and our first property management contract in Arkansas,”said Ian Douglas, CEO of Allied Orion, in a prepared statement. “We have been working for two years to secure this deal and will do whatever it takes to make the process as smooth as possible for our residents.
